Our partnership with local development companies has given Acuere access to an off-market investment opportunity in Helotes, Texas, northwest of San Antonio. The 8+ acre site acquired by Agave in 2018, has been rezoned for multifamily development. The joint venture plans a 4-story podium-style project with ~145 Class A Condominium Units, amenities, and retail space.
The unique development will feature a private park on the remaining 4 acres, helping set it apart from competitors. Since acquisition, the site's value has grown significantly, with a 2023 As-Is appraisal of $1.17MM and a projected As-Completed land value of approximately $3MM in the proposed proforma.
